Royalgreen sees new high of $2,939 psf. In this column, we look at condominium projects that have set new psf price highs and those that have set new lows. This is based on URA Realis data from December 24 to December 30, 2021.
Highest psf prices
According to a caveat filed on December 30, Royalgreen has a new high of $2,939 psf for a unit sold for $3.7 million. The four-bedroom apartment is 1,259 square feet and is located on the first floor of one of the buildings. Royalgreen is located in prime District 10 on Anamalai Avenue, just off Bukit Timah Road and Sixth Avenue. The project is also close to the Downtown Line’s Sixth Avenue MRT Station, as well as prestigious schools such as Hwa Chong Institution, Nanyang Primary School, and Methodist Girls’ School.
Royalgreen will be completed in 2021, with 285 units spread across eight 5-story blocks on a 174,176 sq ft freehold plot. The apartments have two to four bedrooms and range in size from 635 to 1,475 square feet. There are no available one-bedroom suites. Allgreen Properties’ Bukit Timah Collection includes three projects, including Royalgreen. The other two are Fourth Avenue Residences, a 476-unit 99-year leasehold condo directly across from the Sixth Avenue MRT Station, and Juniper Hill, a 115-unit freehold condominium on Ewe Boon Road.
A 1,076 sq ft unit at Residences @ Killiney sold for $2.5 million, or $2,323 psf, on December 29. Hoi Hup Realty’s boutique development has only 68 units. The project, which was completed in 2012, includes a variety of two- to five-bedroom units ranging in size from 1,055 to 6,760 square feet. Residences @ Killiney is located in prime District 9 on Killiney Road. Somerset MRT Station on the North-South Line, as well as malls such as [email protected] and Orchard Central, are all within walking distance.
